REAL ESTATE CLOSINGS
Heller, Zion & Sanchez. LLP provides closing services and handles all types of residential closings, including cash closings, lender financed closings, REO closings and refinances. Heller, Zion & Sanchez, LLP is an agent for one of the nation’s largest title underwriters.
Heller, Zion, & Sanchez LLP provides full title services, including obtaining title searches, providing O&E Reports, ordering lien and code searches, obtaining estoppel information from homeowner/condominium associations, and ordering pay-offs and surveys in order to obtain a full report on the state of the title to the property being sold.
Heller, Zion & Sanchez’s closing team then examines all of the information obtained, clears any issues in the chain of title to the property, coordinates and schedules the closing with all parties, and prepares the required closing documents, including the deed and HUD-1 settlement statement. After all documents are signed and all requirements for the closing have been met, Heller, Zion & Sanchez, LLP records the deed and mortgage instruments and disburses the closing funds to all parties.
When the recorded documents have been received from the Clerk of Court, Heller, Zion & Sanchez, LLP prepares the final Owner’s and Mortgagee Title Insurance Policies and sends them to the buyer (along with the original deed) and the lender (along with the original Mortgage).
Heller, Zion & Sanchez, LLP scans and retains a copy of the complete closing file for seven years and continues to be available to all parties for any issues that might arise after the closing. Its closing software, communication platforms, internet technology and case management systems are all state of the art and enable it to offer problem free closings.
